Sales & Inventory Highlights:

  • Overall sales increased 11.9% compared to March 2024
  • Central Okanagan: 344 units sold (↑15.8%)
  • North Okanagan: 121 units sold (↑33.0%) - representing the highest regional increase!
  • Active listings increased 8.3% region-wide
  • North Okanagan showed particular strength with inventory up 4.6% and new listings up 17.5%

Average Benchmark Prices:

Single-Family Homes:

  • Central: $1,046,800 (↑2.0%)
  • North: $774,400 (↑4.3%)
  • South: $771,100 (↑7.2%)

Townhouses:

  • Central: $591,600 (↑2.1%)
  • North: $504,500 (↑5.3%)
  • South: $529,100 (↑6.4%)

Condos:

  • Central: $420,600 (↑4.2%)
  • North: $322,200 (↑5.3%)
  • South: $423,600 (↓3.6%)

Market Analysis

The spring market is off to a robust start with increased inventory giving buyers more options while maintaining stable prices with moderate growth in most areas. This balanced environment creates opportunities for both buyers and sellers.

The North Okanagan deserves special attention this month with its exceptional performance: a remarkable 33% increase in sales volume and a healthy 4.3% increase in single-family home prices.
